Delivery Notification Letter
Delivery notification is the official letter sent to the residents of a specific estate. The purpose of this letter is to provide vital information about the delivery procedure.
Delivery Confirmation Date
Clients are kindly requested to confirm their arrival date with the After Sales Department, either with Mrs. Anna Nikolaou anna@giovani.com.cy or Mrs. Barbara West barbara@giovani.com.cy. The confirmation of arrival must take place at least 30 days in advance before the preferable possession date.
Property Preparation
Once Giovani Developers (GD) receives the confirmation, then all the necessary arrangements are put in progress for the property to be finalized and cleaned for delivery.
Snagging
Upon clients arrival GD arranges a snagging appointment between the After Sales Executives, either with Mrs. Anna Nikolaou anna@giovani.com.cy or Mrs. Barbara West barbara@giovani.com.cy. Any fault which might be identified during this process becomes part of the contract meaning that GD as a company is liable for fixing those faults. Snagging takes place to ensure that all the surfaces and finishes are in accordance to standards. In case there are chipped tiles, scratched surfaces, etc. then it is GD’s obligation to rectify these issues. All surfaces have to be checked thoroughly as after snagging GD will not be responsible for any occurred faults on surfaces and finishes.
Financial Settlement
Once the snagging appointment is completed the client should meet with GD Finance Department for the settlement of the outstanding balance. If there is an outstanding balance GD cannot finalize the delivery of the estate. Thus, a meeting is arranged with the Financial Controller of GD, Mrs. Michelle Flourentzou michelle@giovani.com.cy
* In case of an apartment purchase, the client also has to contribute for the communal charges, thus a maintenance contract will be introduced to the client. Giovani Masterfix Ltd is the company which will be dealing with the maintenance of the communal areas in an apartment building. Actual Delivery
After arranging the final settlement the clients meet with the After Sales Manager, Mr. Stavros Stavrou stavros@giovani.com.cy for signing the Delivery Agreement, and Snagging Agreement, and proceeding with the hand over of the property (key delivery).
Various Bills
Explanation in regards to water bills, electricity bills, and communal fees takes place during the delivery procedure.
Pool Delivery (only in cases of individual properties)
A separate delivery will take place in regards to the pool. The pool will not be ready to be delivered at the same day as the property unless the client wishes otherwise, and unless the client has already a maintenance agreement with Masterfix Ltd. This Procedure also takes place with the After Sales Manager, Mr. Stavros Stavrou stavros@giovani.com.cy. The After Sales Manager will explain to the client upon delivery of the property that the pool can be delivered within the next seven days after the client takes possession of the property. The client has the option of having a maintenance contract with Masterfix Ltd, a company that is also liable for the guarantee of the pool. The clients in this case should meet up with Giovani Masterfix Ltd and the Masterfix Manager, Mr. Mario Flourentzou at property@themasterfix.com to proceed with a maintenance agreement. Masterfix Property Maintenance is a company with eighteen years experience in the management of hundreds of properties in the South East Coast of Cyprus. In Masterfix the personnel is confident that any task or activity given to them can be handled professionally and efficiently as they are experienced in sorting out maintenance and repair problems that a property owner may have to deal with. Masterfix is also one of the many exclusive associates we have included in our portfolio. Alternatively, the client can also reach an agreement with a third party pool maintainer. In this case a pool delivery agreement will be arranged and the pool & the pool equipment will be delivered to the client and the third maintenance party. Upon delivery of the pool GD will no longer be responsible for any fault, or mechanical problems that may occur after the delivery date as the pool and the equipment have been delivered to the owner in good standards. The maintenance party will be responsible for the welfare of the pool equipment.
*The costs for having the pool filled up with water, it is up to the property owner and not the developer.
W7D appointment
Within 7 days (W7D) appointment takes place after the delivery, with the After Sales Department. This appointment is to review possible operational problems involving a/cons, electrical appliances, electricity, and water. In case of such defects, GD will make the necessary actions in order to rectify problems.
Snagging Completion
Upon completion of snagging the client is requested to inspect the property and sign the official completion form and thus receive the 2nd key from the After Sales Manager Mr. Stavros Stavrou stavros@giovani.com.cy
Guarantee Expiration Day
The guarantee for the estate is clearly stated on the Contract of Sales and usually is for 12 months. For safety reasons there is a 3rd set of key for the estate and GD can possess this key unless the client states otherwise. Upon expiration of the guarantee period, the owner can collect the 3rd set of key from GD. Alternatively; the client can collect all the keys for the property in advance. This is an issue up to the owner to decide.
Failure of Property Handover on Time
Failure on behalf of the client to visit us and take Possession of the property within the specified time gives GD the opportunity to proceed to the completion of a snag list, based on the normal procedures exercised by the company. All possible snags will be rectified to a reasonable satisfaction. When clients decide to take delivery at a future state, no other options will be given to the client regarding snagging appointments. In addition, clients will be asked to complete the final payments and proceed to receive the key without further delays.
Failure of Remaining Balance Account Settlement
In case of failure to settle the last remaining balance, GD will not be in a position to proceed with the delivery, and thus, not liable for snagging (same policy as in Point FINANCIAL SETTLEMENT)
1 year Guarantee Policy
1 year Guarantee Policy takes place from the day of physical delivery. In case of failure on behalf of the clients to take delivery on time, guarantee should begin from the delivery day as mentioned in the contract of sale.
Extras Department
Any request for extras items, i.e. wardrobes, cupboards, air condition units, shower screens, key fobs, etc., can be taken care through the Alterations Department. Person responsible is Miss. Loukia Zachariades alterations@giovani.com.cy who will be able to provide you with quotations based on market prices.
